If a picture says a thousand words, just think of what a video can do! When selling a home, you want potential buyers to picture themselves living in your home and making it their own. Video tours are one of the best ways to accomplish this without someone physically walking through the home.
With photography, it’s important to show as many details as possible about your home. You want to show every room and bathroom, the front and side and back yards, and living spaces from different angles. With video, it’s not a priority to be so thorough with the details. What’s important is to give your viewers a sense of how the home is laid out, lived in and how it flows… this is especially true if you have a multi-level home. Start at the front yard of the house, invite your viewers inside. Show them how the living area flows from one space to another. If you’re at the kitchen island preparing dinner are you able to see what the kids are doing in the living room? Be sure to point things out that might not be translated through your photos. Do the rooms allow a lot of light inside? What type of counter tops do you have in the kitchen and bathrooms? Move from the living space into the bedroom and bathroom areas. Make sure to point out if the primary bedroom is separated or close to the other bedrooms. Show how the home opens up to the backyard space. Is there a slider that opens up to a back patio?
As you go through the tour, don’t be afraid to talk about how you lived in and enjoyed the home. Share the story of the Thanksgiving dinner you hosted and how you had the whole family together around the dining room table. Make sure you also invite your viewers to imagine themselves in the space. Don’t feel like you have to rush it. If someone is seriously interested in your home, and especially if they are moving from out of town, they will appreciate learning and seeing as much as they can.
A couple of technical suggestions. When filming with your phone, hold the phone horizontally.
This gives a wider view that will show your home more accurately. Whoever is filming, walk purposefully, holding the phone as still as possible to avoid a shaky video. Upload to Facebook, Instagram, Youtube, and your beycome™ listing… and make sure the video is easily accessible by anyone viewing your home listing. The whole point is for people to see it!
