My house is within a mile to the Parkway onramp, with a 4 way stop at the corner of the house. So, the location is great; within 20 miles of all the Disney World Parks. Disney World is the #1 vacation spot in the world, I've been told, and has been approved for a 5th park, which may be built around here. In 2010, when I moved in, I put up gutters, painted the inside rooms of the whole house with neutral colors, and will leave touch up paint. I also put new screens on all the windows, and upgraded the hall closet into a walk-in hurricane shelter. You can add canned food and water to make it ready for you. It has shelves for everything, including your flashlights, sleeping bags, etc. The downstairs is completely ceramic tile. The kitchen has Two big pantries and a big island. The downstairs also has the dining room, living room, family room and den. The den can easily be made into a 5th bedroom. There is a closet for coats by the front door, and a half bath. A lovely inside laundry. This is a big plus, if you've never felt the humidity of Florida in the summer. The upstairs has beige carpet, that looks like new, with a 12' 8" x 11' loft that overlooks the downstairs. It's great for throwing your clothes right in front of the laundry room. The house has had only 2 owners. We've been here 15 years. The master bedroom is 19' x 15' 5". The master bath is 12' x 8', which doesn't include the two walk in closets and linen closet. The master bath has a soaking tub with a hand held jet, so you can wash your hair in the tub, etc. There is also a separate shower. The guest bath has two sinks and a tub/shower combination. Two upstairs bedrooms are 12' 10" x 12' 5" each. The twin bed frames will be left in each room, if you want them. The last bedroom upstairs is big. I will be measuring every room. New roof with longer then the minimum standard nails were used and the white vinyl fence were replaced in 2018, new garbage disposal in 2019, the whole house soft water system was refurbished in 2019, new a/c inside and out in November of 2020, with a ten year warranty on parts. New Rheem water heater in 2024. 100,000 houses were built with Chinese Drywall during the time period of 2003 through 2008. I had my home tested for this during the inspection time, before buying it. The test came back negative. So, the first floor is block (great for hurricanes and fires), the test came back negative for Chinese Drywall and it has a hurricane sheltor. If your health and lives are important to you, this is the home you want. No realtor calls, unless you want to schedule a time to show clients that already have a bank pre-approval letter, which hasn't expired, or proof of investor income. I do not want to hear from realtors or investors, unless you have a ready and able client to bring to my home at the above, firm, price of $385,000. House is being sold as is, with the firm price above, and any inspection you want to pay for is fine. The hospital is about 3 miles away, right down the street with the new plaza shopping center. 5 miles away is the Disney Preservation Reserve with walking trails and museum. Poinciana also has remodeled the park to add an Olympic size pool for use, year round, for a small annual fee. The HOA is very accommodating and nice. If you get a citation, they give you time to take care of it. They don't just give you a fee to pay immediately, along with the citation. If you aren't sure what is wrong, they are very nice about explaining it for you. Àbove ground pools are allowed, but must meet the HOA approval.
